Summary:
We are seeking a year round full time General Manager for this seasonal resort condominium community located in Wells, Maine.
This resort has 247 cottages which are occupied by owners and renters six months of the year.
The complex is 60 acres and has many amenities for the occupants to enjoy.
The successful incumbent will be responsible for ensuring the property maintains its value by negotiating with contractors as well as hiring and managing staff to meet goals set collaboratively by the BOD and GM.
Fiscally responsible, this person will directly contribute to the annual budget preparation.
Will monitor the monthly financial statements, adjusting expenditures as required, to achieve budgeted results.
Developing effective and positive forms of communication to stakeholders will be a key component of the job as well as planning and staffing social events for owners and renters during the open season.
Staying continuously updated on laws, regulations and requirements affecting the community is essential.

Summary:
Responsible for creating and sustaining a premium cottage resort community and maintaining property values by providing owners, renters, staff and guests with a well run and financially sound community.
Position is accountable for dayto-day property operations and oversight of onsite staff and service contracts.
Works closely with Board of Directors to ensure compliance with Summer Village condominium documents and regulations.
Essential Duties/
Responsibilities:
Interviews, hires, supervises, evaluates, and disciplines Association employees, as appropriate.
Provides ongoing training and mentoring to staff to ensure required certifications and education are maintained.
Manages FTEs to budget and ensures that staff is employed and personnel files are maintained in accordance with state and federal law.
Keeps Board of Directors (Board) apprised of any major employment issues.
Administers a robust cottage rental program designed to meet occupancy and budget targets.
Oversees the day-to-day operations to ensure every interaction with a potential renter provides an optimal experience.
Establishes a method to monitor the satisfaction of owners and renters and a plan to respond to identified concerns and suggestions for improvement.
Develops a marketing program that incorporates online marketing and other media channels to promote the rental program and ensure occupancy targets and rental budget are met.
Develops and maintains excellent communication with the Board, owners, renters and vendors.
Negotiates contracts with board approval.
Monitors vendors to ensure compliance.
Ensures property is well maintained.
Together with staff, regularly inspects and arranges for the maintenance of common elements.
Takes the lead in handling emergency and security situations.
Meets regularly with the Board and Board-approved special committees.
Works with the Board to ensure appropriate insurance coverage.
Processes claims and monitors repairs.
Leads performance improvement initiatives that support the goals of the Association and ensure operations are running in the most effective way.
Advises the Board on governing Summer Village condo documents in accordance with Maine Condominium laws.
Strategizes with the Board on matters that require professional advisors (i.
e.
, attorneys, engineers, etc.
,) and collaborates on a plan to obtain such services.
In collaboration with Treasurer and Finance Committee, establishes a draft budget for the Board.
Ensures tax forms are completed, filed and taxes are paid.
Monitors the timeliness of Accounts Payables and Receivables and institutes action plans where deficiencies are identified.
Works with accounting staff to ensure financial reports are sent to Board for month end in accordance with established monthly deadlines (15th of the following month).
Communicates to the Board on information that owners will receive on major issues (programmatic changes, property enhancements) and obtains and incorporates feedback prior to distribution.
Completes and submits monthly progress report to Board that summarizes status of open projects and tasks.
Qualifications:
Minimum 5 years of direct property or hospitality management experience required or equivalent.
Strong knowledge of resort management and rental collection practices.
Ability to effectively lead a team of Supervisors and supporting staff Polite and confident, with a great deal of patience Must have pleasant personality and dynamic professional attitude Thorough knowledge of customer service Aptitude to effective resolve guest and owner issues, including outstanding communication and active listening skills Highly responsible and reliable with professional presentation Extensive organizational and multi-tasking abilities Maine or other state driver's license in good standing Ability to pass a comprehensive national criminal background check Education or Experience (including computer skills):
High school diploma required.
Bachelors Degree preferred.
Degree in hospitality or relevant field a plus.
Excellent written and verbal communication, organizational and project management skills.
Working knowledge of Microsoft Office products and Quickbooks.
Ability to navigate, update, post and maintain website and social media to effectively communicate and market Summer Village programs.
Ability to foster a positive work environment.
Demonstrated knowledge of superior customer service Physical Demands:

Work Environment:
The Cottages at Summer Village is a seasonal resort consisting of 247 individually owned cottages on 65 acres.
It has 3 pools, 2 kiddie pools, a hot tub, a pavilion where community events are held, 4 tennis courts, 6 shuffleboard courts, a basketball court, baseball, volleyball and soccer fields, and two playgrounds.
Summer Village is open from May 1st through October 31st , including all holidays occurring during that time, and is closed to owners/guests for the remainder of the year.
While this is a full-time, year-round position, it is expected that the General Manager may work less than 40 hours/week during the closed months and more than 40 hours/week during the open months, depending on business needs.
